University Place in Chapel Hill has been transformed from an aging, inward-facing mall into a vibrant open-air destination centered on community, walkability, and modern mixed-use living. Working closely with RAM Realty Advisors, BB+M reshaped the 39.5-acre site by introducing a true main street, new green spaces, outward-facing retail, and a multifamily building that brings built-in activity to the district. The result is a lively, people-forward environment that reestablishes University Place as one of Chapel Hill’s most important gathering spots.
This transformation required navigating complex challenges—from significant floodplain constraints to maintaining active retail operations throughout phased construction. Through selective demolition, strategic reconfiguration, and extensive coordination with the Town and project partners, the redevelopment has delivered a flexible framework for long-term evolution. As the next phase unfolds, the district will expand with new office space, continuing the momentum of a once-fading mall reinvented for the future.
